Noida Authority Approves Revised Layout for 300-Acre Sports City Project in Sector 150

Sports City Project in Sector 150
The Noida Authority has approved a revised layout plan for the 300-acre Sports City project in Sector 150, Uttar Pradesh, marking a step towards restarting development after years of delays. The plan reserves 70% of the land for sports facilities and could help advance stalled housing projects, although construction will depend on further clearances and project-specific approvals.

In an affidavit submitted to the Supreme Court, the authority said Lotus Greens Constructions submitted the revised layout plan and the prescribed fee on January 2. The proposal received in-principle approval at the authority’s 222nd board meeting on April 6. After inviting public objections and suggestions through newspaper advertisements and its website, the authority addressed the concerns raised and granted formal approval on May 6.

The layout, prepared by Skyline Architectural Consultant and vetted by the Sports Authority of India, covers Plot 2 in Sector 150. The authority also approved the building plans for Plot SC-02 on June 9.

Separately, the Noida Authority has issued conditional occupancy certificates for four Sports City housing projects developed by Brick Rise Developers, Ace Infracity, Land Kart Builders and Samridhi Infra Square. These certificates represent progress towards addressing pending approvals, subject to the applicable conditions.

Revised plans have also been submitted for other Sports City developments. Logix Infra Developers submitted a proposal for Sector 150, 3C Green Developers for Sectors 78–79, and ATS Homes for Sector 152. The authority has invited public objections and suggestions on these proposals before taking further decisions.

On October 6, the Supreme Court decided to hear cases concerning the three projects separately to examine issues specific to each development. The next hearings are scheduled for December 9, December 16 and January 20.

The Sports City concept dates back to 2004, when the Noida Authority planned sports infrastructure in connection with the Commonwealth Games. Four schemes were launched between 2010–11 and 2015–16, covering around 32.3 lakh sq m, or 798 acres, with 70% of the area earmarked for sports facilities.

The projects subsequently came under scrutiny after a Comptroller and Auditor General report flagged irregularities, including allotments made without the required approvals. On January 18, 2021, the authority halted development-related processes, including building plan approvals and occupancy-related clearances. The CAG observations were subsequently placed before the Uttar Pradesh Public Accounts Committee, which disposed of them on August 29, 2024.

On November 24, 2025, the Supreme Court directed the Noida Authority to lift the development ban within 30–45 days. The revised layout approval marks progress towards implementing the project, but does not automatically permit all construction to resume.

For homebuyers awaiting possession, the next steps will depend on project-specific approvals, compliance with applicable conditions and progress on construction. Completion and possession timelines will need to be established separately for each development.
