RLDA Invites EOI for Leasable Air Space at Thane Railway Station

The Rail Land Development Authority (RLDA) has invited Expressions of Interest (EOI) for leasing vertical air space at Thane Railway Station, Maharashtra. The lease will span 60 years and cover a total built-up area of 24,280 sqm across eight floors designated for commercial use.
The project, developed in collaboration with Thane Municipal Corporation (TMC), is part of the Station Area Traffic Improvement Scheme (SATIS)-E. It includes an 11-floor commercial building (Tower-1) on a 9,000 sqm plot on the station's east side. The structure will feature a basement for parking, railway facilities on the ground and mezzanine floors, a concourse level for bus movement, and eight upper floors for commercial purposes. The leasable space will be provided as a bare-shell structure, while common areas and utilities will be fully constructed by RLDA. The handover is scheduled for June 30, 2026.
TMC is also constructing a 2.24 km elevated road connecting the Eastern Expressway to Thane Railway Station (East) to enhance connectivity. The road will provide seamless access to the deck area near platform 10, improving accessibility for businesses and visitors.
The project offers versatile potential, with the first floor above the deck suited for retail or shops, while the upper floors can accommodate commercial or hospitality purposes. Located at one of Maharashtra’s busiest transit hubs, the development presents a prime opportunity for businesses to establish a strong presence.
