Kotak Realty Fund to Invest Rs 800 Crore in Smartworld Projects in Gurugram

Under the first phase of the partnership, Kotak Realty Fund will invest approximately Rs 800 crore in Smartworld Sky Arc and Trump Residences in Sector 69, Gurugram. The two projects have a combined Gross Development Value (GDV) of more than Rs 8,200 crore.
The partnership is positioned as a long-term institutional relationship, combining Smartworld’s residential development platform and luxury housing pipeline with Kotak Realty Fund’s institutional capital and real estate investment expertise.
Kotak Realty Fund has invested across Indian real estate markets for more than two decades. Its latest fund closed at nearly USD 1 billion, with investment support from a wholly owned subsidiary of the Abu Dhabi Investment Authority (ADIA) and the National Pension Service of Korea.
Smartworld has established a presence in premium and branded residences, with developments associated with international names including The Trump Organization and ELIE SAAB. The wider Bansal family platform has also collaborated with Jacob & Co. on branded residential developments.
Smartworld Sky Arc has recorded approximately 94% sell-through across 2.6 million sq ft of saleable area. The company has historically funded its developments through internal accruals and currently operates with fully paid, unencumbered land and a virtually net debt-free development platform.
