AU Real Estate Acquires Selling Rights for NBCC’s Aspire Leisure Valley in Rs 1,069 Cr Deal

AU Real Estate, renowned for its transparent and customer-focused developments, has acquired the selling rights for Aspire Leisure Valley, a premium residential project by NBCC (India) Ltd., as part of a Rs 1,069 crore transaction that also includes Aspire Centurion Park.

Earlier in May 2025, the company secured selling rights for Aspire Silicon City for Rs 1,467.93 crore, further solidifying its partnership with NBCC. Following the acquisition, AU Real Estate has officially launched Aspire Leisure Valley in Greater Noida West at an introductory price of Rs 7,979 per sq. ft.

The project emphasizes modern, family-oriented living with AUSI Life—AU Real Estate’s holistic lifestyle concept—integrated into a well-connected urban setting.

Speaking on the launch, Ashish Agarwal, Director, AU Real Estate, said, “At Aspire Leisure Valley, our focus is on elevating everyday living. By integrating AUSI Life into a well-connected location, we’re shaping a residential environment that’s contemporary, inclusive, and built for families seeking both comfort and aspirational living.”

Aspire Leisure Valley is part of NBCC Leisure Valley and is located in Techzone IV, Greater Noida West, less than a one-minute drive from D-Mart and approximately ten minutes from Central Noida. The development features residential towers offering 3BHK units of 2,176 sq. ft. and 2,188 sq. ft.

The project will be positioned under the AUSI Life framework, which includes Aqua Zones, Undercroft Areas, Sports Zones, and Interactive Zones, elements designed to enhance community engagement, recreation, and overall well-being.

Residents will have access to a G+2 community centre equipped with wellness amenities, recreational zones, fitness spaces, and social engagement areas. The project benefits from strong connectivity via the Noida–Greater Noida Link Road and NH-24, proximity to Sector 51 Metro Station (Aqua Line), the upcoming Gaur Chowk metro station, Ghaziabad Railway Station, and both IGI Airport and the upcoming Noida International Airport at Jewar. Retail, healthcare, and educational infrastructure in the vicinity further enhance its locational advantages.

Aspire Leisure Valley holds an IGBC Gold rating, underscoring its sustainable design approach. The project is monitored by the Hon’ble Supreme Court of India, ensuring compliance, transparency, and timely delivery. Construction is being undertaken by Capacite Infraprojects, a reputed player in the construction and engineering sector.
