Mr. Vidur Bhardwaj, Chairman IGBC Delhi Chapter & Director, Three C Universal Developers Pvt Ltd.

This year would see enhanced integration of architecture and technology, be it through Building Integration modeling or Nano Technology which would help streamline Architecture and construction process as well as innovation in materials and material technology.

Building integration model (BIM) will enable faster and efficient designing streamline construction. BIM represents the development and use of computer-generated n-dimensional (n-D) models to simulate the planning, design, construction and operation of a facility. It helps architects, engineers and constructors to visualize what is to be built in simulated environment and to identify and minimize potential design, construction or operational problems.

People today are aware of and realize that it's need of hour to use energy efficient and sustainable materials. The availability of technology and better materials are increasing day-by-day enabling us to enrich the lifestyles and provide best solutions for better living. Nano technology is one such technology which helps in development of materials which take less volume space and allowing better utilization of the same. Researches across the globe have enabled development of materials used in buildings to be very efficient in their form function and use.

The people and companies operating in our LEED certified developments have experienced the benefits of an energy efficient building and are gradually shifting their office to such buildings. With growing awareness about green buildings & higher demand for the same, the market for such eco friendly structures will reach an all-time high. Hence the year head will be a perfect time to introduce more innovative and sustainable trends. In this regards our R&D at the zero energy home "Shunya" is helping us to evolve more concepts into commercially viable propositions for both residential to commercial sectors.

The market would see growing interest in "Mixed Land Use development projects", there would be more demand both from the endusers and developers. These developments not only enable efficient use and exploitation of resources, but also prove to be effective and better for people living there, as most of the needs and requirements are catered within an easy approachable distance. The availability of commercial and retail establishments at a near distance from living space enables a comfortable and convenient accessibility, which saves time to travel distances and reduces the carbon footprint. Such developments will be in huge demand in near future. Appropriately the 3C Company, is already developing one of the India's premium mixed land developments properties called 'Delhi One' and is also looking at more such projects in future.

The 3C Company has been developing sustainable developments for a decade now, and the kind of response we are getting from market is like never before. As people have started realizing the real benefits of Green Homes they are more upfront in their demand for such sustainable housing options.

In the residential sector, efficient use of solar energy is on rise, the demand of Solar heaters/ solar lighting / solar air-conditioning is bound to increase as the people have started understanding the benefits of using such equipment. Not only the new constructions but also the old constructed household have started investing in such equipment which enable energy efficiency and reduction in their soaring electrical bills.
