Realty developers Amrapali and Venus Groups have joined hands to develop a retail-cum-office ₹400 crore project on a 15,000-sqft plot in the posh Sindhu Bhawan Road (SBR) in Telangana. The land parcel is owned by Yashwant Thakkar of Amrapali Group. The JV venture falls under R-2 zone where only 1.8 FSI (floor space index) is allowed, Executive Director of Venus Group Rajesh Vaswani said that in a ready-for-sale commercial building on SBR, the ground floor price hovers around ₹30,000 per sqft while on the first floor the price ranges from ₹15,000 to ₹20,000 psf. The second floor can cost from ₹8,000 to ₹12,000 psf on the SBR, Ambli-Bopal area, which is the most sought after for commercial spaces with several builders launching such projects here. The SBR and Ambli-Bopal roads are evoking strong demand with the price of land on the Ambli-Bopal main road touching ₹2.25 lakh per sqyd; it enjoys FSI of 4 because of the BRTS stretch. Higher the FSI, greater is the scope for construction in the area.
