Technopark Floats Tender for ₹380 Cr IT Tower at Phase IV Campus

Technopark has invited composite tenders from eligible contractors for constructing the first IT office building under its QUAD integrated IT micro-township at the Technopark Phase IV (Technocity) campus near Pallippuram.
Spanning 8.5 lakh sq. ft., the state-of-the-art facility will include two basements and nine upper floors with dedicated office spaces, a rooftop cafeteria, and provisions for robotic cleaning and advanced security systems. The project, estimated at ₹380.08 crore, covers civil and MEP works and will be completed in three years. Tender No. ETPK/TC/215/2025-26 will follow a two-bid system—Prequalification and Techno-Commercial.
A pre-bid meeting is scheduled for June 10 at 11:30 AM at the Park Centre, Phase I. The last date for tender submission is June 25 at 5 PM, and bids will be opened on June 26 at 5:10 PM. The bid validity is 150 days.
Designed with sustainability in mind, the IGBC Gold-rated building will feature 100% DG backup, integrated BMS, STP, high-side air conditioning, natural lighting, VFD systems, and water recycling. Parking will be available for 465 cars and 348 two-wheelers. The building's flexible floor heights, vertical atrium, plug-and-play module, and iconic façade design aim to support modern, energy-efficient workspaces tailored for tech companies.
