TDI Infratech and DC Group enter Ludhiana with approx. 150-acre project; Planned investment of Rs 750 Cr

The Ludhiana development will be TDI Infratech’s fourth township in Punjab after Chandigarh, Rajpura and Mohali, reflecting a calibrated expansion approach that blends geographic continuity with demand-driven development in high-growth markets beyond the Tricity belt. The expansion also builds on TDI Infratech’s strong development presence in the region, where the company has already delivered over 500 acres in Mohali with 2 Integrated townships and 42 acres in Rajpura. Within these developments, prime commercial pockets are now being launched as hotels and commercial centres, further strengthening the integrated urban ecosystem across its Punjab portfolio.
With Ludhiana emerging as one of North India’s most resilient real estate markets, driven by a strong industrial base, NRI inflows and aspirational homebuyers, the company is positioning the township as a large-scale, mixed-format residential ecosystem.
The project will comprise luxury group housing, residential plotted developments and low-rise independent floors, targeting both end-users and long-term investors. The diversified product mix aligns with post-pandemic buying trends, where homebuyers increasingly prioritise space, gated security and community infrastructure. Market trends indicate steady residential absorption in Ludhiana, particularly in premium plotted and low-rise formats. Improved highway connectivity, expanding infrastructure and strengthening social amenities have further enhanced the city’s appeal for organised township developments.
