Navi Mumbai International Airport Set to Reshape MMR Growth; Khopoli Emerges as a Key Beneficiary

The inauguration of the Navi Mumbai International Airport (NMIA) by Prime Minister Narendra Modi recently has set the stage for a major infrastructural shift across the Mumbai Metropolitan Region (MMR). As the airport prepares to commence its first phase, projected to handle nearly 60 million passengers annually by CIDCO, the broader region is poised for economic and real estate expansion. NMIA’s full capacity, planned at 90 million passengers per year as per the NMIA Report, is expected to fuel mobility, commerce, and employment across aviation-linked sectors, including logistics, hospitality, and ancillary industries.

While immediate gains are anticipated in Panvel and adjoining areas, newer nodes such as Khopoli are poised to benefit from second-order growth driven by enhanced regional connectivity and economic activity. The town’s direct access to the Mumbai–Pune Expressway, along with its established industrial presence, is drawing increased interest from large real estate developers establishing long-term bets in the area. Over the past year, Khopoli has seen the entry of multiple prominent players. Arvind SmartSpaces is planning a 92-acre township, Lodha Group has introduced its Lodha Plots Khopoli, and Godrej Properties is scaling up its 89-acre Godrej Hillview Estate. NeoLiv, too, is expanding its portfolio with a 17.5-acre premium plotted project and a 47-acre mixed-use villa-and-plotted community, marking a significant push into Khopoli’s residential landscape.

Its natural landscape and quieter surroundings are also drawing second-home buyers looking for scenic, low-density living.
