The Ghaziabad Development Authority (GDA) board has given a go-ahead for developing transit-oriented development (TOD) zones along the Regional Rapid Transport System (RRTS) corridor. It has decided to declare up to 1.5 km on both sides of the rapid rail alignment as TOD zones, which would boost real estate sector and incorporate this into the city’s Master Plan-2031. The GDA board has cleared the proposal on TOD around seven RRTS stations and has instructed GDA to invite objections or suggestions from the public before including the same in the Master Plan-2031, said Brijesh Kumar, secretary, GDA. It may be recalled that in September this year, the Uttar Pradesh government came up with the TOD policy as the incorporation of the TOD zone will result in higher floor area ratio (FAR), which will be increased between 33% and 50% of the base FAR of 1.5. In Ghaziabad, areas like Guldhar, Duhai, Muradnagar, and Modinagar, where the land use is mostly agricultural, stand to gain as it will be changed to mixed, residential, and commercial, which will give a boost to the real estate sector in the areas.
