As India's residential real estate market expands beyond major metropolitan centres, Tier-2 cities are witnessing a growing appetite for organised communities, premium housing and lifestyle-led amenities. Riding this trend, Lohia Worldspace is strengthening its presence in Moradabad with plans to develop more than 1 million sq. ft. of residential projects across plotted developments, built-up housing and high-rise residences.

The company's expansion follows the development of Lohia One, its flagship residential project in New Moradabad. Spread across approximately 10 acres, the gated villa community comprises 175 premium villas, with nearly 60% of the project dedicated to open and green spaces.

Lohia One has been designed to cater to evolving homebuyer preferences, where residential purchases are increasingly influenced by factors such as security, green spaces, community living, recreation and access to lifestyle amenities.

The project features a 20,000 sq. ft. clubhouse and more than 40 amenities, including a swimming pool, gym, yoga and fitness spaces, indoor badminton, squash, cricket, basketball and an open gym. The development also includes children's play areas, a kids' club, theatre, indoor games, library, lounge and co-working spaces.

Security and convenience remain key components of the development, with gated entry, CCTV surveillance, controlled access and organised parking. The villas are equipped with features including smart digital main-door locks, modular kitchens, built-in wardrobes, private parking, storage and terraces.

The company's expansion comes against the backdrop of changing aspirations among homebuyers in emerging cities. Families with established businesses and social roots in cities such as Moradabad are increasingly seeking the quality of living associated with organised residential communities in larger urban centres, including Delhi-NCR, while preferring to remain closer to their existing networks.

According to Pyush Lohia, Managing Director, Lohia Worldspace, “The residential aspirations of buyers in Tier-2 cities are evolving rapidly. Homebuyers are looking beyond the traditional definition of a home and increasingly seeking security, greenery, amenities and a well-planned community environment. Lohia One is our first step towards addressing this shift in Moradabad.”

He added, “We are now planning more than 1 million sq. ft. of new residential developments across plotted, built-up and high-rise formats. Our objective is to create contemporary housing options that enable families to access a better lifestyle without having to move away from their home city.”

To facilitate homeownership, Lohia One offers home loan facilities through several national banks, along with a 25:25:25:25 payment plan, enabling buyers to structure payments across four stages.

Lohia Worldspace's upcoming developments will offer multiple residential formats aimed at catering to different segments and requirements. The company expects its expanded portfolio to further contribute to the evolution of Moradabad's organised residential real estate market.

At a recent channel partner meet, the company shared the initial response to Lohia One, insights into changing consumer preferences and its upcoming development roadmap for Moradabad.

With its planned expansion, Lohia Worldspace is positioning Moradabad as an important market within its broader residential development strategy, while bringing a greater focus on planned communities, contemporary amenities and lifestyle-oriented housing in Tier-2 markets.
