Swan Realty Launches Bodhi Luxury Residential Project in Jayanagar, Bengaluru

Swan Realty Bodhi Residential Project
Swan Realty, the real estate arm of diversified industrial conglomerate Swan Corp Limited, has launched Bodhi, a luxury residential project in Jayanagar, Bengaluru. The development marks the company's second project in the city, following the delivery of Cardinal One in Yeshwanthpur.

Designed to combine the space and privacy of an independent home with the convenience of apartment living, Bodhi comprises 24 four-bedroom residences, each spanning more than 4,000 sq. ft. The low-density development has only two apartments per floor and is located in Jayanagar, an established neighbourhood in South Bengaluru.

Designed by Kembhavi Architecture Foundation (KAF), the project follows a ‘Biophilic Amorphous’ design approach that uses fluid forms to connect the built environment with its natural surroundings. The residences feature large landscaped private decks, natural light and panoramic views. Other features include a Sky Garden, Sundowner Court, koi pond and stargazing deck.

Bodhi also offers amenities such as a temperature-controlled swimming pool, wellness and fitness centre, celebration lounge and recreational room. The project’s design incorporates natural elements and shared spaces into the residential environment.

Jay Shah, Head of Business, Swan Realty, said, “The successful delivery of Cardinal One in Bengaluru validated our conviction that home buyers increasingly value space, privacy and liveability alongside location. Jayanagar is one of Bengaluru's most established residential neighbourhoods, with limited opportunities for new development. Bodhi addresses this gap through a low-density residential format that combines the privacy of an independent home with the convenience of apartment living. At Swan Realty, we believe successful real estate development goes beyond creating buildings. It is about shaping environments that remain relevant over time through thoughtful design, quality execution and a clear understanding of how people aspire to live.”
