SNN Estates Launches New Phase of North Bengaluru Project After Strong Demand

SNN Estates (formerly SNN Builders) has launched a new phase of its residential project, SNN Estates Felicity, in North Bengaluru following strong demand for the first phase.

The developer said around 75% of the Phase 1 inventory was sold within three days of launch, driven by robust interest from both end-users and investors in the rapidly growing North Bengaluru micro-market.

With the addition of the second phase, the project is expected to generate total revenues of approximately Rs. 1,000 crore.

SNN Estates said the expansion reflects sustained demand for quality residential developments in North Bengaluru, a region witnessing increased homebuyer interest due to its improving infrastructure, employment hubs and connectivity.

Expansion Backed by Sustained Demand

The new phase will add approximately 76 units to the project's total inventory. With 1.5BHKs starting at 94 Lacs going up to 3Cr for 4BHKs, the decision to expand was driven by continued buyer enquiries even after the first phase was fully absorbed, a signal, the Company says, of unmet demand that a new release is positioned to address.

SNN Estates Felicity is a residential development located in the Rachenahalli area of Thanisandra, behind Manyata Tech Park in North Bengaluru. Spread across 6.5 acres, the project offers 604 apartments in 1.5, 2, 2.5, 3, and 4 BHK configurations, with towers rising to G+14 floors. A defining feature of the project is its 50,000 sq. ft. of premium facilities, the fully loaded Happiness Club. Key amenities include a party hall, badminton courts, squash court, pickleball court, snooker zone, yoga and meditation spaces, steam and sauna, an aqua-gym, a pets zone, gymnasium, water features and a children's play area, swimming pool, kids pool, among others. The project also features larger balconies, bay and full-height windows, and a Miyawaki-inspired landscape that brings a green, forested character to the development. From a location standpoint, Felicity sits approximately 1.4 km from Manyata Tech Park Gate 5, 4 km from Phoenix Mall of Asia, and within easy reach of the upcoming Nagawara Metro Station on the Nagawara– Rachenahalli– Thanisandra corridor, the Hebbal Metro Station, a forthcoming suburban railway station in the vicinity, hospitals, schools and other key social infrastructure.

The expanded inventory is expected to serve both buyers who were unable to secure a unit in the first phase and new entrants drawn to the project's location and product proposition. These buyers include first-time home buyers, mainly consisting of families and IT professionals, given the distance and proximity to nearby tech parks, office spaces, schools and markets. SNN Estates has indicated that pricing and configuration details for the new phase will be released closer to the formal opening of bookings.

Strong Traction in the Premium Housing Segment

The expansion comes amid sustained momentum in Bengaluru’s residential market, particularly in the premium segment, where buyers are showing a clear preference for well-planned homes with dedicated community spaces and lifestyle amenities.

North Bengaluru continues to be one of the city’s most sought-after residential destinations, underpinned by established social and physical infrastructure, strong connectivity inside Manyata, Jakkur, and Thanisandra Main Road. Nearby schools, upcoming 2 metro stations to the city’s commercial hubs, and a consistent base of end-user demand have kept absorption rates healthy across price points.
