Today’s plotted developments are very different from the standalone layouts of the past. Developers are not merely selling land anymore; they are designing planned neighbourhoods with gated security, internal roads, green parks, clubhouses, sports facilities, and dependable infrastructure.This change is also evident in investment activity. As per CBRE’s India Market Monitor Q4 2025 - Investments (Released: January 2026, the real estate market in India drew in a historic USD 14.3 billion in investments during 2025, reflecting a 25% increase compared to the previous year. Land and development sites represented more than 46% of total investments, establishing them as the most significant investment category. Additionally, more than 60% of investments in land acquisitions were directed towards residential and office developments, while developers contributed 47% of the total capital deployed during the year. The figures suggest that developers are increasingly investing in land to build organised residential communities, rather than simply holding it for future value appreciation.

Due to increased connectivity, industrial growth, and planned urbanization, Tier-II cities are becoming more appealing to developers and homeowners thanks to expressways, manufacturing centers, airports, and regional transit initiatives.The trend is reflected in ANAROCK’S Land as Capital: Decoding India’s Land Transaction Patterns and Investment Flows (Released: January 2026). The report recorded 126 land deals covering over 3772 acres across India in 2025, compared with 133 deals covering just over 2314 acres in 2024, representing nearly a 50% increase in land area transacted. Significantly over 96 transactions covering around 1877 acres were earmarked for residential development, including plotted developments, integrated townships and villa projects, underscoring developers’ growing focus on organised residential communities.
