Gurgaon Pataudi Road
Riding high on its close proximity from Delhi, Gurgaon and NH-8, the main Gurgaon-Pataudi road in the foothills of Aravali in recent times has emerged as an ideal residential, investment and commercial hub for buyers and builders alike. The area is also close to the upcoming highways like Kundli-Manesar-Palwal (KMP) Expressway and Dwarka Expressway where construction work is currently in full swing. In fact, the Gurgaon-Jaipur Expressway (NH-8) has had a significant impact on developments on Gurgaon-Pataudi Road, as it is the first link to the more developed regions of Gurgaon thereby drastically reducing travelling time between Gurgaon and Delhi. Moreover, the easy availability of the land parcels for residential and commercial development is one of the main factors driving development and capital appreciation of around 15-20%. With rising demand for housing, Pataudi (Gurgaon-Pataudi Road) has turned into a cluster of real estate developments and industrial zones. Adding to the momentum is the recently cleared new Gurgaon Manesar Master Plan making more land available for development and this has again opened up huge biz opportunities, mainly in the new sectors along Gurgaon-Pataudi Road; the whole area is slated to emerge as a growth corridor in the near future.

Apart from this, a detailed development plan for Pataudi town is also being prepared and there is a proposal to widen it to 135 metres. Road leading to sectors would also be widened to 60 metres.

Projects like Special Economic Zones (SEZs) by Reliance and Raheja Group and number of residential projects have been launched, drawing advantage from these commercial projects. With traffic congestions mounting on NH-8 and MG Road, Dwarka Expressway will become the preferred route to Gurgaon.The main line builders including Ramprastha Group,Orris Infrastructures,Raheja Developers,BPTP,SARE Group,Tulip Infratech,ILD,South Asian Real Estate (SARE),Adani Logistics Ltd,Sidhartha Group,DRS Logistic,Indo Arya, are coming up with a number of projects along the road. Ramprastha Group is developing an integrated township, Ramprastha City, in Sector 37D on 450 acres, which is well connected with Metro station and KMP Expressway.The group has five projects - Edge,Atrium,View,Skyz,and Rise - in the township. The township will deliver around 3,000 flats, which are expected to cater to a population of 10,000 people. Ramprastha Group is also planning another integrated township project in Sectors 95,92 and 93 on an area stretching across about 450 acres.
