DSK Developers is renowned for quality work and customer orientation. Could you please brief us about the evolution and progression of DSK Developers to its present status enjoying leadership?
We have come up the hard way, inch by inch, brick by brick and we have always under promised and over delivered. That is why people trust us. Merely stating that we are trusted doesn't help, what does is the fact that we are trustworthy, and as they say, actions speak louder than words. Moreover we are least interested in leadership, because we believe that our network is worth more than our net worth!
Please tell us about your upcoming Asia's biggest township project 'Dream City.' What is the inspiration behind this project?
Firstly it is not Asia's biggest as there are other larger projects elsewhere, but yes we are the only PROJECT OF ITS KIND IN THE WORLD. A paradise where you go home sailing on Canadian boats on sparkling water in a private river that spreads on a 4.5 km long stretch. On view are lush green trees and gardens which minus the noise & pollution. Young lads & ladies will be seen playing football, cricket and tennis as you take velvety six lane roads. Trams meander through and through and smart pedal cycles are all yours at the swipe of DSK Smart Card! This and lots more at DSK Dream City is at our offering.
The inspiration behind the DSK Dream city is from a dream of my childhood where I wished to create a city which had to be a Paradise of Fairy-Tales, where you are in a city away from a city. I always believed in delivering the best to my customers, who never the less are just like family members of the DSK Group, where we not only enjoy at happy times but also share their problems.
Could you please enumerate the USPs of Dream City and when do you expect to complete the project?
We would be having our infra in place in the next two years, and buyers getting possession in just over three and a half years. If talk for the USPs, there are over 250 and you could write a book, but few important ones that I would like to mention are a private 4.5 km river, boats made in Canada that take you home, a Hong Kong built tram, British cycles, already there are three colleges with French collaboration that teach the finest in video game design, animation and product design, we will be having a CBSE and IB School, dancing fountain, a unique marine club, a private island retreat, and everything on call from dinner to headache pills! We have 36 sports, and nine sports academies, and great occupational ideas for 8 to 80 year olds! Not just this but all you can imagine and beyond that too!!!!
The humongous area of DSK Dream City is around 250 plus acres which has a mammoth size torch gate signifying the Olympic torch that will lead its young citizens to international glory adorns the entrance to the dream world. Dream City buses will be available for your hassle free transportation from the different parts of the city, Swimming pools, safety kids pool as large as the big one, amphitheatre, gymnasium, marine club house which holds library, music rooms, hobby rooms, dedicated space for ladies, reading room and all are planned to be in every buildings. 24/7 helpline for healthcare to food along with all amenities will be managed and maintained by DSK Dream City Corporation itself gives an answer to all the questions you can ask!
A word about 'Mantri DSK Pinnacle' project which is largest tower of South India. What led the two entities-DSK and Mantri to join hand for this mega project?
Mantri DSK Pinnacle, located in Bannerghatta Road is South India's tallest residential tower. This marvel comprises 3/4/5 BHK homes and rises to 46 floors. Homes equipped with smart home technology, powered by Cisco. The Pinnacle transcends ones expectations with features like helipad, Sky Lounge-Coffee shop on the 41st floor, an observatory on the 42nd, Aqua Gym and a mini Theatre, Tennis Court, Children's Play Area, Swimming pool with toddler's pool and a jogging/walking trail, among others.
Shushil Mantri, CMD of Mantri Developers and I have been friends, so I felt comfortable working with him, that's about all.
There have been too many awards and a lot of uniqueness associated with all of our projects, big or small, and they speak for themselves, we don't!
In this scenario of massive construction activity, there is a constant threat to the environment. How does your company policy address this concern in your projects? What are some innovative practices you have introduced in the field?
We have been pioneers in this field since 1996, when we first started an STP (Sewage Treatment Plant) at DSK Ranwara in Pashan, and in fact, you will be pleasantly surprised to know that the Ministry of Environment has taken guidelines from us, even for DSK Dream City, for a project of this size they take a long route to give permissions, and do it in parcels, for us they gave us clearances in one shot because they know that we always do what we say and more for the environment.
How do you witness the growth in real estate sector in tier II and tier III cities? What are your plans to extend your business in these cities?
We would like to and already have extended ourselves in many tier II and tier III cities, and we are open to offers and schemes that are beneficial not only to us but to our customers at large.
Affordable housing schemes have been making the desired impact due to liberalization of financing schemes. Today technological options are affordable, what is not affordable is land cost. How can an enabling environment be created to make land cost consumer-friendly?
Everything can be made cost friendly as long as you think customer, and not builder. What happens is most people in our business, think of profits, we think of the customers first, profits will follow!
